VA Home Loans in San Diego — What Military Buyers Need to Know

San Diego is a military town. Camp Pendleton, Naval Base San Diego, MCRD, Naval Air Station North Island, multiple Coast Guard stations — we have one of the largest concentrations of military personnel in the country.

And if you're active duty, a veteran, or a surviving spouse, you have access to one of the most powerful home buying tools in existence: the VA home loan.

Let me break down why it's such an advantage in the San Diego market.

Zero down payment — yes, really

While conventional loans require 5-20% down and FHA requires 3.5%, VA loans allow you to buy with zero dollars down. On a $700,000 home, that means you're not coming out of pocket $24,500 (FHA) or $35,000-140,000 (conventional) for a down payment.

The VA loan limit in San Diego County is well above the median price for most areas, so this benefit applies to the vast majority of homes you'd be looking at.

No PMI

Private mortgage insurance is what conventional borrowers pay when they put down less than 20%. It typically adds $200-400/month to your payment on a San Diego-priced home. VA loans don't require PMI at all. That's a meaningful monthly savings.

There is a VA funding fee (1.25-3.3% of the loan amount depending on your situation), but it can be rolled into the loan so you're not paying it out of pocket. And some veterans are exempt entirely.

VA loans are competitive in San Diego

There used to be a stigma around VA offers — some sellers (wrongly) assumed VA deals were slow or had more hurdles. That's changed significantly. VA appraisals are thorough but not unreasonable, and closing timelines are on par with conventional loans when you work with an experienced VA lender.

I've had VA buyers win in multiple-offer situations because the rest of their offer was strong. The financing type matters less than people think — terms, timeline, and earnest money matter more.

Where military families are buying in San Diego

Near Camp Pendleton: Oceanside, Vista, San Marcos, Carlsbad. Quick base access, family-friendly communities, prices ranging from $550K-900K for single-family homes.

Near Naval Base SD / MCRD: Chula Vista, National City, Imperial Beach, Point Loma. South bay offers the best value relative to base proximity.

Near NAS North Island: Coronado is expensive but incredible if the budget allows. Imperial Beach and nearby Chula Vista are more affordable alternatives.

Near Miramar: Scripps Ranch, Mira Mesa, Tierrasanta, Poway. Excellent schools, suburban feel, reasonable commutes.

PCS considerations

If you're on a PCS move to San Diego, time is tight. You typically have 30-60 days to find housing. Here's my advice:

Start the VA pre-approval process before you arrive. Most lenders can do this remotely with your LES, DD-214, and Certificate of Eligibility.

Let me know your report date, BAH amount, and what matters most (schools, commute, lifestyle) and I'll have a curated list of options ready before you land.

Using your VA benefit more than once

Here's something many veterans don't realize: you can use your VA loan benefit multiple times. If you sell the home and pay off the VA loan, your full entitlement is restored. You can also have more than one VA loan at a time in some situations (partial entitlement).

This means PCS moves don't force you to give up the benefit. Use it at each new duty station if you want.
