Property Management in San Diego — When to DIY and When to Hire Help

I've done property management in San Diego for years, and the question I get most from new landlords is: "Can I just manage it myself?"

The answer is: maybe. It depends on your tolerance for 11pm maintenance calls, your knowledge of California tenant law, and how many properties you have. Let me break it down honestly.

What property management actually involves

It's not just collecting rent. Here's what fills my week:

Tenant screening: Running background checks, credit checks, verifying employment and rental history. In San Diego's tight rental market, a good listing gets 50+ inquiries. Sorting through them takes time and experience. One bad tenant can cost you $10,000-30,000 in unpaid rent, damage, and legal fees.

Lease management: California has some of the most tenant-friendly laws in the country. San Diego has additional local regulations. Your lease needs to be airtight and compliant. Using a generic template from the internet is risky.

Maintenance coordination: Something always breaks. Water heaters die at midnight. Garbage disposals jam on Thanksgiving. AC goes out during a heat wave. You need reliable, fairly-priced contractors who will respond quickly — and in San Diego, good contractors are booked out.

Rent collection and accounting: Tracking payments, issuing late notices, managing security deposits (California has very specific rules about deposits), keeping records for tax time.

Legal compliance: California's AB 1482 (rent cap), just-cause eviction requirements, security deposit regulations, habitability standards, required disclosures. Getting any of this wrong can be very expensive.

When to DIY

Self-managing can work well if:

  • You have one or two properties nearby
  • You're handy or have good contractor relationships
  • You understand California landlord-tenant law (or are willing to learn)
  • You have the time and temperament for it
  • Your tenants are stable and low-maintenance

Some of my investor clients self-manage successfully for years. It's doable, especially if your properties are in good condition and you've placed solid tenants.

When to hire a manager

Bring in professional management if:

  • You have three or more units
  • You live out of the area
  • You don't want to deal with tenant calls
  • You've had a bad experience with a difficult tenant
  • Your time is worth more than the management fee
  • You're not confident about California's rental regulations

Professional property management in San Diego typically costs 8-10% of monthly rent. On a $3,000/month rental, that's $240-300/month. For that, you get tenant placement, maintenance coordination, rent collection, legal compliance, and peace of mind.
