Del Mar vs La Jolla — Which San Diego Coastal Community Is Right for You?

I get this question at least once a week: "Should we look at Del Mar or La Jolla?"

They're both gorgeous coastal communities within 15 minutes of each other. Both have million-dollar-plus price tags. Both have incredible restaurants and stunning ocean views. But they feel like completely different places to live.

Here's my honest take after selling homes in both for over two decades.

The vibe

Del Mar feels like a small beach town that happens to be expensive. It has a little downtown village with boutiques and restaurants where you'll run into the same people at the farmers market every Saturday. The Del Mar Racetrack gives the town a unique energy — during racing season, the whole place comes alive. It's charming in a way that's hard to manufacture.

La Jolla feels more like a small city. It has multiple distinct neighborhoods — the Village, Bird Rock, Windansea, La Jolla Shores, La Jolla Country Club area. There's more variety in dining, shopping, and cultural attractions. It's home to UCSD, the Salk Institute, and Scripps Institution of Oceanography. There's an intellectual energy here alongside the beach lifestyle.

If you want to know everyone at the coffee shop by name, Del Mar. If you want more options and variety, La Jolla.

The prices

Both are expensive. But there are differences.

Del Mar's median home price sits around $2.5-3M. The market is smaller — the city is only about 4 square miles — so inventory is always tight. When a good home comes up, competition is fierce.

La Jolla covers more ground and has more range. You can find condos starting around $700K-900K, townhomes around $1-1.5M, and single-family homes from $1.5M into the tens of millions. The "average" single-family home runs $2.5-4M, but there's genuinely more to choose from at different price points.

For buyers looking at the lower end of coastal pricing, La Jolla offers more entry points. For buyers who want a single-family home in a tight-knit community regardless of price, Del Mar is special.

Schools

Both feed into excellent school districts. Del Mar is served by the Del Mar Union School District (elementary) and San Dieguito Union High School District, which includes Torrey Pines High — consistently ranked among the best in California.

La Jolla has La Jolla Elementary, Muirlands Middle, and La Jolla High. All are strong, though La Jolla High's reputation has had more ups and downs over the years compared to Torrey Pines.

If school ratings are your top priority and you're looking at the high school level, Del Mar/Torrey Pines has a slight edge.

The beaches

Del Mar's beach is wide, sandy, and family-friendly. Dogs are allowed on the north end (the famous Dog Beach), which is a huge deal if you have a furry family member. Sunset views from the bluffs above Powerhouse Park are some of the best in the county.

La Jolla's coast is more dramatic — rocky cliffs, sea caves, tide pools. La Jolla Shores is the family beach (flat, calm, great for little kids). Windansea is the surfer beach. The Cove is the iconic one with sea lions and kayakers. There's more variety, but the individual beaches are smaller.

Dining

Del Mar has some wonderful restaurants — Addison (Michelin-starred, inside the Grand Del Mar), Jake's Del Mar, Pacifica Del Mar. But the restaurant scene is smaller.

La Jolla has more depth. George's at the Cove, Marine Room, Osteria Romantica, The Taco Stand in Bird Rock, Piatti. You could eat out every night for a month and not repeat.

My honest recommendation

If you're drawn to community, intimacy, and a true small-town beach feel — Del Mar.

If you want more variety, more nightlife, more walkability, and more housing options at different price points — La Jolla.

Both are incredible places to live. I've never had a client regret buying in either one.
